If an owner was offended that I brought a buyers guide along, I would turn and 
walk (no run) away.  That tells me that there is something to hide and they 
don't want me to find it.

Sorry Charlie, but this is one owner you are NOT speaking for.  There was (maybe 
still is) a buyer's checklist floating around someplace (DMCH, I think)  When I 
was contemplating selling my car, I printed it out with the intention of going 
over it with any potential buyer.  That car is indeed my baby, and I would want 
any buyer to be fully informed of what they were getting into.  If they weren't 
fully up to speed, I intended to at least move them in that direction.  In the 
end, I decided not to sell, but if I ever do in the future, I will feel the same 
way.  If somebody showed up with that book in hand, I would think that they had 
done at least some of their homework and would immediately fell better about 
them as a possible buyer.  Offensive?  Absolutely not!
