Thanks Walt, I have moved many MANY times in my life and have learned much from those moves. We will not be buying a home, but building a new one down in FL, so the realtor is only there for the land sale (don't get me started on contractors or builders, that's a whole other worry). I am really looking forward to moving down there ASAP as I am sick of Winter already as is my wife and parents. My wife and I look forward to year round driving of the DeLorean and Jaguar while my father is looking forward to his Z3 down there. All these cars are very cool here in the North, but I am sure have become everyday stuff down there (sing along with Wil Smith now - MIAMI... Hundred Thousand Dollar cars...). This doesn't bother me in the least, I look forward to blending in a bit more down there. We are now looking at maybe St. Petersburg, Tampa, lots of different places to look at. Even though real estate agents (for many people) have a reputation worse than used car salesmen, my experiences have been only good. A well chosen agent is worth the commission and then some (even if you aren't the one paying the comission). But you have to choose carefully. Check the local industry tabloids, for example, to see who is getting awards for making the most sales. These kinds of agents are not necessarily the ones obtaining the most listings hoping that other agents will find buyers for them. Also, the best agents are usually the husband/wife teams who work together. It's funny how the best DeLorean vendors are the same way like Rob/Debby, Don/Nancy, Steve/whatshername (sorry, there is a limit to my memory). Be aware of how you form a relationship with an agent. The agent is either paid to represent the seller, the buyer or sometimes both. But ironically, their commission is usually paid by the seller (included in the purchase price) even if that commission is split between the selling agent and the agent who is representing you. Be sure that you are dealing with an agent who is representing you. Otherwise that agent is obligated by law to disclose any relevant thing you say to the seller (such as, "I will pay more if I have to.") Be aware that most agents will first only show you properties listed by their company. They may not tell you about any other possible deal until they have exhausted all their listings and risk loosing you to another agent. Don't get caught in this trap. Demand either a dual agency or a buyer's broker and be sure that their commission will be paid by the seller. That's the way it usually happens anyway.
